There was one tech support woman who helped me a lot but when serous problems occurred that she couldn’t help me with, the senior support techs blew me off. I liked the price synching options but you can get that with dynamic price softwares without integrating your properties to Hostaway. Review collected by and hosted on G2.com.

What do you dislike about Hostaway?

HostAway’s onboarding specialist rushed the integration process and failed to inform me that I needed to upmark my prices for Airbnb by 15% to account for new fees. I was also misinformed that this adjustment wasn’t necessary for Airbnb. This cost me $1271.44 in financial losses over 3 bookings until I caught it. Their lack of transparency, unprofessional support, and mishandling of key issues was outrageous—such as importing two of my properties into the wrong VRBO account and deleting the original account—caused major disruptions including having to spend close to 20 hours over 3 days on the phone right before Christmas to try to fix it, to no avail. It’s still not resolved and had to recreate a brand new VRBO account for the customer I was a cohost for, losing all previous data for that property. Additionally, their failure to sync my calendar settings correctly during integration extended my availability from 9 months to 23 months, resulting in an unwanted booking, and they never informed me of this error until I got a new booking on the day after Christmas. then after i gave them my written 30 days notice I was told 9 days later that it wasn’t valid until I was fully disconnected. Which per y contract, I signed, it says only that I must give 30 days written notice. ALSO I WAS TOLD THEY DO NOT HAVE A LOCATION IN AUSTRALIA THEREFORE WE HAVE NO WAY TO ENFORCE AUSTRALIAN LAWS ON THEM. - READ THE TERMS CAREFULLY- THEY ARE NOT LIABLE FOR ANYTHING EXEPT GROSS NEGLEGENCE BUT IF THEY DO NOT HAVE AN OFFICE IN THE COUNTRY YOU OPERATE IN, YOU CAN DO NOTHING ABOUT IT. BE VERY CAREFUL!

Their gross negligence, conflicting information and failure to resolve problems caused financial losses, wasted time, and a huge amount of unnecessary stress. It was rife with extreme stress, frustration, and nothing but one problem after the next. The seniors blew me off leaving tech support scrambling to help me with no resolutions to anything that happened. The onboarding specialist rushed me through the process and gave incorrect information leading to financial loss, they refuse to reimburse. the senior tech support were completely unhelpful, brushed me off and even tried to coerce me into staying, by forcing me to disconnect before I could put my 30 days notice but not helping me do it, which I needed. I know from experience that I make more money than I ever would have imagined by allowing Wheelhouse to manage my pricing. The only downside is I wish they offered a mobile app version to control and manage your account, but with so many features, its understandable why it's only accessible in a desktop version or from your phone browser, but hopefully they create an app to increase ease of use. Beyond has been incredible from the beginning. The onboarding process was simple and fast, the initial set up for pricing was in depth and strategic, the continued support and conversations around MY goals and MY strategy has been unwaivering. There are a lot of choices in the market place for pricing tools and many are cheaper than Beyond but what I have found is that Beyond is continuously adding new tools, improving old tools and asking for operator opinions to improve their software, it's functionality and success rate. Intelligent, dynamic pricing. Predicting market trends ahead of the booking window and actioning strategy in time frames that will lead to visible financial success. Time saving- it used to be a project to set rates for the season and dynamic pricing was a pipe dream. Now, I have my levers set and setting/ adjusting pricing takes a fraction of the time which leads to instant strategy implementation by season. Adjusting on the fly and in real time allows me to not leave money on the table and ensure I have a healthy balance of occupancy and rate to exceed my owners expectations. What do you like best about Rent Manager?

My favorite thing about Rent Manager is that it is very intuitive. It has one main help bar called Command Launch and you can access so many things from this space. Start typing in a word for what you want to do, and it will help get you where you need to go. Additionally, we have found the contacts we have for Rent Manager have been very responsive. Quick to help us find solutiosn when we couldn't figure it out on our own and very detailed in their training. I felt like I had great accounting solutions for small business needs by the time training was finished. They make it easy to implement. They provide forms that you can fill out with all of your tenants' and vendors' information, and they will put it right in the system for you. What do you dislike about Rent Manager?

For those with actual accoutning background, this probably wouldn't be a big deal, but I found it too easy to charge an invoice to an income GL rather than a debit GL. User error - definitely, but a bit of a learning curve. Review collected by and hosted on G2.com.

I can't say enough about my positive experience with OwnerRez. I've been in real estate (sales & property management) for 20 years now so I've interacted with a multitude of online platforms and service providers and this has BY FAR been my best experience at getting one set up.

The guidance provided during this entire process is unmatched! Their support team is responsive, precise and professional! I worked with Ken primarily and he was the absolute best. Whenever I got stuck or needed advice or instructions on how to set something up he quickly pointed me in the right direction.

Their platform is organized, efficient, extremely in depth and yet easy to navigate and set up. As with everything, there is a learning curve, but once you get it all going it makes your vacation rental(s) so much easier to manage across the various rental sites. What do you dislike about Lodgify?

Been on lodgify 3 months. A lot of nuances. Lodgify creates a multitude of problems as a host.

-We had an airbnb guest who wanted to cancel their 7 night reservation just before new years, and we had to contact airbnb for this. Airnbnb can sometimes take days for a response, and we wanted to open the calendar on other platforms so someone else can book. Lodgify then assisted with the dis connect. We assumed airbnb would be offline completely, turns out we were wrong. Neither were we able to unblock other platforms due to the complications with this PMS, resulting in empty calendar. First, if you need to dis connect lodgify from airbhb or vrbo for any reason, the system will change the price on entire calendar to its own setting, a much lower price than even your base price when listing was created. This caused us to have many cheap bookings. On top of that, we could not even change the price on airbnb once it was dis connected. We had to unlist it completely to stop guests from booking.

-We also had VRBO listings with no cleaning fee, even though we added one. The lodgify staff is supposed to check and make sure everything is in place at on boarding and did not do this. Many people booked without a cleaning fee.

-Lodgify did not advise us that merchants will charge a 3% fee, even if a booking is cancelled on VRBO. We had multiple situations like this for reservations between $3k-$5k and lost hundreds of dollars.

We had an emergency and had to immediately dis connect a listing due to discrepancies with the city. So naturally we went on each platform and dis connected. Turns out the properties were still live (we had no idea) which caused us A LOT of additional issues. Review collected by and hosted on G2.com.

What do you like best about ResNexus?

ResNexus has had top notch customer support, in particular Lena Fleming, who has assited us with our initial set up and has provided training on how to really take our property to the next level using this software. The month to month contract with affordable price point made it easier to make the leap without feeling too nervous. The ease of use for our employees and guests looking to stay with us has been extremely helpful in the transition! What do you dislike about ResNexus?

At this time we don't have anything notable to write regarding dislikes.We are eager to continue learning how ResNexus can support our seasonal camping and glamping rentals at Blue Mountain Resort. One thing that might be helpful for our situation would be an embed tool rather than a link to the booking engine. Review collected by and hosted on G2.com.

Recommendations to others considering ResNexus:

I would highly recommend ResNexus especially if feel the products you are offering might be slightly complicated or "different" than your traditional hotel room set up. Their customer service team is incredible at making the system work for you and beyond. Review collected by and hosted on G2.com.

What problems is ResNexus solving and how is that benefiting you?

Primarily, we needed an easy way for guests to book a stay with us - and an easy way for our employees to know who was coming, when, where they were staying, for how long, etc. This solves all of these issues. It has added the functionality of improving our internal communication to housekeeping staff, security staff, etc. We are excited to utilize the texting feature for more upselling to guests who are on site - letting them know about yoga classes or specials at our restuarants. The ability to email welcome emails, thank you emails as well as text messaging prior to and after check in will really help the properyt as a whole run smoother.
