What do you like best about AppFolio Property Manager?

When I first started using AppFolio, I was very new to the business and I found quickly that I couldn't really mess anything up in it. If I make a mistake I can easily correct it. Now that I use it daily, I know it's very user friendly. Appfolio is utilized by our property management team, can be used by our owners, maintenance department, tenants, and vendors. And to an extent, I can see what others are working on when I need to be updated on their jobs. It can hold a lot of information for each property, applicant, and tenant. What do you dislike about AppFolio Property Manager?

There are a few bugs or items in it that I would like to see. I can't see what someone else in the system has on their schedule. For instance if another property manager is showing a unit, there is no main calendar to show everyone's schedule. Also, it's complicated to move one or two tenants out and others into a unit if there are a group of tenants in one property. I would also like to be able to send pictures from AppFolio. What problems is AppFolio Property Manager solving and how is that benefiting you?

Being able to reach support promplty and checking with me to follow up on problem solving. This helps me to keep things moving with our tenants and maintenance department and address their needs quickly and properly. Marketing our properties works so smoothly so we can reach those that have housing needs and be able to keep units occupied for our owners. What do you like best about Entrata?

Entrata has an intuitive workflow for everything and a built-tool for each aspect of multifamily property management. There is no need to go outside of the Entrata ecosystem if you want all parts of your operations in one place. With other management systems, integrations or supplementations are necessary to have well-rounded functionality. I love that Entrata is my one-stop for everything. As a company trainer, the instant customer support is what sets it apart from everyone else. You can call and get live person in seconds in you can't quickly find what you need in the training library with videos, articles, and other media. The best feature I like is the referral function. It allows you to track and make use of all lead referrals, not just locator referrals. It's an amazing tool that really lets you track and see the fruits of your outreach marketing efforts. What do you dislike about Entrata?

I have yet to find a feature I am completely dissatisfied with in Entrata, but there are areas of improvement. On the affordable component, I think it would be great to be able to input more data attached to residents profiles that are HCV recipients. We should be able to see their case manager, PHA, and other snapshot information on their profiles. There should also be a way to mark HCV residents in reports. When you have market properties that accept limited vouchers, it is hard to not lose track of them. Currently, we add asterisks to the resident's names, but that is workaround and negatively affects lease generation. Review collected by and hosted on G2.com.

What problems is Entrata solving and how is that benefiting you?

Entrata offers the largest amount of support for it's users, which greatly benefits companies that are scaling and growing. Our company is acquiring significant holdings and needs to a PMS that can grow with it and provide consistency fromt he start. That consistency and ease of use/learning curve are how we benefit most. What do you dislike about LeaseQuery powered by FinQuery?

Not ideal for ERP Integration related to Infor Lawson. Where LeaseQuery struggles is in its ability to integrate effectively with other enterprise resource planning (ERP) systems. While the software does offer some export functions, the integration capabilities are quite limited. The integration support and knowledge relies solely on Infor Lawson’s managed services team. Not all Infor customers purchase the managed services support. Our organization does, which allowed us to integrate LeaseQuery with our ERP system. However, do to the required customization, we were unable to use the provided integration as-is. This has not allowed us to take any updates to the integration when released by LeaseQuery. “Visual Lease is a great partner for complying with ASC 842”
What do you like best about Visual Lease?

I have used Visual Lease with two different companies now, and both times they have been positive experiences. I have mananged a smaller lease portfolio of 30-50 leases. While I don't utilize all of the tools that are available within Visual Lease, the tools themselves are well thought out. I recently completed our first year end audit after implementing the ASC 842 lease standard, and the Standard Lease Reports were simple to pull and provide to our audit team. Visual Lease is well aware that there is a learning curve with using their software, so they have a comprehensive training website called "VL University" that have on-demand training videos that will walk you through the features of the website. There is also a User Guide that I can review to learn how every feature works within the website. I have also had my service tickets replied to within 24 hours of submitting them. I think Visual Lease cares about their customers and are an excellent parter for managing leases.

Updated 11/1/2024:

I've now been though 3 audits with Visual Lease. They have updated the interface to feel fresh and modern. We have had several leases be amended for an extension and the modification tools are quick and easy to update. I feel that the customer service has gotten better the longer we've been with the company. They provide quick responses when I need them. I am looking forward to using their ESG platform when our company is ready to make the change. Review collected by and hosted on G2.com.

What do you dislike about Visual Lease?

Learning how to use some of the features of Visual Lease has been challenging. We mainly use VL for their lease accounting features, and I've had some trial and error in entering the financial entries correctly. Part of the problem is the lease standard is new, so some of the issues of implementation the standards I didn't catch and had to do correcting journal entries. Knowing that a lot of their customers use the platform for the lease accounting, I just wish their support team was a little more knowledgeable with how to fill the information out correctly.

Updated 11/1/2024:

I think the support team has improved over time. I recently had a question on a lease calculation and they provided good answers. They also contact me 1-2 times a year to go over new features in the platform. Review collected by and hosted on G2.com.

Recommendations to others considering Visual Lease:

I would highly recommend Visual Lease. Going through implementation twice, I think you should have Visual Lease do the lease abstract. I know it will cost more inititally, but they will setup the features correctly and it will go quicker. Review collected by and hosted on G2.com.

What do you like best about Rent Manager?

My favorite thing about Rent Manager is that it is very intuitive. It has one main help bar called Command Launch and you can access so many things from this space. Start typing in a word for what you want to do, and it will help get you where you need to go. Additionally, we have found the contacts we have for Rent Manager have been very responsive. Quick to help us find solutiosn when we couldn't figure it out on our own and very detailed in their training. I felt like I had great accounting solutions for small business needs by the time training was finished. They make it easy to implement. They provide forms that you can fill out with all of your tenants' and vendors' information, and they will put it right in the system for you. What do you dislike about Rent Manager?

For those with actual accoutning background, this probably wouldn't be a big deal, but I found it too easy to charge an invoice to an income GL rather than a debit GL. User error - definitely, but a bit of a learning curve. Review collected by and hosted on G2.com.

DoorLoop really has it all. From a property management standpoint you can upload and have all the leases, rent balance in one place. There is a few things I dislike but mainly that the note box is too small, it can't be made lager either. And when entering emergency contacts only their phone number is showing and not their email- to view their email one have to go into the tenant and edit - then one can see the email. What do you like best about TenantCloud?

This website is great for small landlords like myself. I manage 9 properties and it helps me keep track of the accounting, vacancies, maintenance requests and leasing. Tenants also enjoy being able to submit their rent and any maintenance requests through one application/website. I use TC to list my vacancies and run credit/backgrounds checks. What do you dislike about TenantCloud?

It has many quirks that are more annoying than anything but not significant enough for me to stop using it. For example, if I click on accounting it will have a random filtered date I did not input so I have to clear the filter each time. Or if I click on a property to view an invoice I can't just click the back button because it will take me to the main screen again instead of just taking me back to what I was last seeing. What do you like best about Avail, by Realtor.com?

We've used Avail for about 10 years, beginning when it was Rentalutions before Realtor.com bought it, and it does the basics pretty well. Collecting rent payments via ACH or credit card works well, although the process to link bank accounts is not as streamlined and easy as other solutions. Their lease building is pretty good, and with the Pro subscription you can copy any prior lease as a starting point, which is essential if the lease has a lot of custom clauses. Their reporting is pretty basic, but at least they have some reports built in. Not all solutions do. Review collected by and hosted on G2.com.

What do you dislike about Avail, by Realtor.com?

Avail increased their pricing over 300%, so the value of their solution is just not competitive anymore. And while their leases are fairly easy to build, they sometimes insert clauses that are redundant or inapplicable. And the only document you can get an electronic signature on is the lease. If you have an addendum or another document you want to get a signature on that is not attached to the original lease, you cannot do that. Some of the information displayed on their dashboard is incorrect. For example, the amounts due do not include anything from the "other" or "fee" category, only the rents due. There are a lot of little things that could be better, and we have submitted many suggested improvements, but we don't ever see them or even get feedback on our suggestions. Overall, they were once a pretty good company with a pretty good solution for landlords, but their solution and support has steadily declined, especially since Realtor.com took them over, it seems. The available options make providing back-up to auditors easy. The monthly entries are extracted from LeaseCalcs to SAP each month, so they do not have to be manually posted. LeaseCalcs is a global repository for all of our leases (Real Estate, Equipment, Vehicles, etc). What do you like best about Yardi Breeze?

It is user friendly. You can easily grasp how to do a process. My 10 property managers were able to dive right in when we upgraded from Genesis. It was a seamless transition. As an accountant using this software everyday feels like an accountant has worked with the development team. For the accounting features, it makes sense to me. Several other property management softwares are fully geared to the property management and forget about the importance of a properly working accounting side. The chat feature is the best I've ever worked with. You don't have to go through a series of questions and banked answers before reaching a live person. What do you dislike about Yardi Breeze?

Online payments don't post to ledgers right away. You can't see who has paid from a standard AR report, you have to run a separate report when you need to see who receives the notice. It's annoying to say the least. I wish the reporting feature was a little more vast. The dashboard assists my property managers in knowing who is coming up for a lease renewal and helps me to know when I need to obtain a new certificate of insurance for a vendor. It also allows me to know how much in AR is out there and which properties I need to focus on collections for. The dashboard for the total AP & AR outstanding allows me to plan my cash flow. What do you like best about Buildium?

Buildium is easy to navagate and access for owner, tenants and employees.

The Support is helpful and respectful. I use Buildium every single day for 8 hours a day and I am very thankful for how easy it is to use. Buildium makes owners happy by having the rental owner statement avalible and easy to access, tenants love being able to pay and get renters insurance on their portal. It is easy to enter leases and list properties for rent. We have been using Buildium for many years and can not imagine trying to manage our properties without them!!! What do you dislike about Buildium?

The main issue is Buildium is always updating. Most of the time it is wonderful but sometimes there is updates without notice and then we have to redue our process because of the update. Review collected by and hosted on G2.com.

What do you like best about NetLease by Netgain?

We already use NetSuite as our ERP system at my Company so when ASC 842 was implemented we started shopping for systems that would make lease accounting seamless. Truly this has been amazing as it seamlessly integrates with NetSuite our ERP system. We've used it for almost 2 years now and no regrets. What do you dislike about NetLease by Netgain?

The sublease accounting portion can use some work. We're starting to have a lot of subleases and i think the reporting piece can be improved on. Review collected by and hosted on G2.com.
