Lease Management Software

There are a few bugs or items in it that I would like to see. I can't see what someone else in the system has on their schedule. For instance if another property manager is showing a unit, there is no main calendar to show everyone's schedule. Also, it's complicated to move one or two tenants out and others into a unit if there are a group of tenants in one property. I would also like to be able to send pictures from AppFolio. Being able to reach support promplty and checking with me to follow up on problem solving. This helps me to keep things moving with our tenants and maintenance department and address their needs quickly and properly. Marketing our properties works so smoothly so we can reach those that have housing needs and be able to keep units occupied for our owners. I have yet to find a feature I am completely dissatisfied with in Entrata, but there are areas of improvement. On the affordable component, I think it would be great to be able to input more data attached to residents profiles that are HCV recipients. We should be able to see their case manager, PHA, and other snapshot information on their profiles. There should also be a way to mark HCV residents in reports. When you have market properties that accept limited vouchers, it is hard to not lose track of them. Currently, we add asterisks to the resident's names, but that is workaround and negatively affects lease generation. Review collected by and hosted on G2.com.

Entrata offers the largest amount of support for it's users, which greatly benefits companies that are scaling and growing. Our company is acquiring significant holdings and needs to a PMS that can grow with it and provide consistency fromt he start. That consistency and ease of use/learning curve are how we benefit most. Not ideal for ERP Integration related to Infor Lawson. Where LeaseQuery struggles is in its ability to integrate effectively with other enterprise resource planning (ERP) systems. While the software does offer some export functions, the integration capabilities are quite limited. The integration support and knowledge relies solely on Infor Lawson’s managed services team. Not all Infor customers purchase the managed services support. Our organization does, which allowed us to integrate LeaseQuery with our ERP system. However, do to the required customization, we were unable to use the provided integration as-is. This has not allowed us to take any updates to the integration when released by LeaseQuery. LeaseQuery is a perfect solution for businesses that need to adhere to ASC 842 accounting standards. The ability to automatically calculate and track lease liabilities and right-of-use assets has greatly simplified financial reporting and ensured compliance with the new regulations. I wish the reporting features had more customization to better fit each of my tenant's unique needs. One pays rent every two weeks whereas others pay once a month. Learning how to use some of the features of Visual Lease has been challenging. We mainly use VL for their lease accounting features, and I've had some trial and error in entering the financial entries correctly. Part of the problem is the lease standard is new, so some of the issues of implementation the standards I didn't catch and had to do correcting journal entries. Knowing that a lot of their customers use the platform for the lease accounting, I just wish their support team was a little more knowledgeable with how to fill the information out correctly.

I would highly recommend Visual Lease. Going through implementation twice, I think you should have Visual Lease do the lease abstract. I know it will cost more inititally, but they will setup the features correctly and it will go quicker. Review collected by and hosted on G2.com.

Creating monthly journal entries to implement accounting standard ASC 842. Also creating annual reports to provide to the auditors. Can also use the reports to forecast revenue. Review collected by and hosted on G2.com.

For those with actual accoutning background, this probably wouldn't be a big deal, but I found it too easy to charge an invoice to an income GL rather than a debit GL. User error - definitely, but a bit of a learning curve. Review collected by and hosted on G2.com.

We needed accounting software in order to create statements, pay invoices, collect rent, and have a central location where tenants can create work orders when things go wrong in their building. Review collected by and hosted on G2.com.

Using Leascake, I can quickly review essential clauses in my various leases and navigate to the relevant sections in the document. I can also easily monitor important financial factors like rent and CAM changes. Review collected by and hosted on G2.com.

The least helpful about CoStar is the absence of an alert message for streams and records expiring soon.

Log notes are usually used for important matters but it is the last topic in the scrow page, causing a low frenquecy of use,

The needs of transparency. It is helpful to charge Tenants and bill Landlords with accuracy, since the system shows everything descritionated for the user. Review collected by and hosted on G2.com.

There is a few things I dislike but mainly that the note box is too small, it can't be made lager either. And when entering emergency contacts only their phone number is showing and not their email- to view their email one have to go into the tenant and edit - then one can see the email. Shows you rent payment instantly. It's so efficient with displaying rent payments, any other tenant issues. Also regarding the legal side - I can take notes and those notes are stored and documented. Review collected by and hosted on G2.com.

There are a few features (like uploading leases) that the user doesn't have privilege too. You need to email Occupier for help. They are very quick to respond though! Reports are also generated via an export that is emailed to you. Sometimes takes a bit. Review collected by and hosted on G2.com.

It's a solution to measuring your leases for accounting! It's also so nice to be able to pull reports on all your leases and be able to access all the lease documents easy. It has many quirks that are more annoying than anything but not significant enough for me to stop using it. For example, if I click on accounting it will have a random filtered date I did not input so I have to clear the filter each time. Or if I click on a property to view an invoice I can't just click the back button because it will take me to the main screen again instead of just taking me back to what I was last seeing. Avail increased their pricing over 300%, so the value of their solution is just not competitive anymore. And while their leases are fairly easy to build, they sometimes insert clauses that are redundant or inapplicable. And the only document you can get an electronic signature on is the lease. If you have an addendum or another document you want to get a signature on that is not attached to the original lease, you cannot do that. Some of the information displayed on their dashboard is incorrect. For example, the amounts due do not include anything from the "other" or "fee" category, only the rents due. There are a lot of little things that could be better, and we have submitted many suggested improvements, but we don't ever see them or even get feedback on our suggestions. Overall, they were once a pretty good company with a pretty good solution for landlords, but their solution and support has steadily declined, especially since Realtor.com took them over, it seems. Originally, Avail (Rentalutions initially) made tenant rent payments and lease processing infinitely better than doing it all manually. That was huge. But their competitors do the same thing, but less expensively. Review collected by and hosted on G2.com.

Honestly, there isn’t much to dislike. If I had to nitpick, it would be that there’s a slight learning curve at the start, but the customer service team makes it so easy to get up to speed. Everything else works seamlessly! Review collected by and hosted on G2.com.

Rubli Lease Accounting Solution has completely streamlined our lease accounting process. It effortlessly calculates all IFRS16 lease accounting requirements by simply importing Excel documents with the relevant data. The system does all the heavy lifting—calculating assets, liabilities and P&L entries accurately and efficiently. With the ability to run journals and reports, it’s incredibly intuitive and easy to use, saving us a significant amount of time. I have been using the software for about 2 years and am still learning everyday. I would like to see the system navigation sped up, it is a bit slow currently (although we have over 1000 leases currently in system). Review collected by and hosted on G2.com.

LeaseCalcs is a global repository for all of our leases (Real Estate, Equipment, Vehicles, etc). We can track expiring leases, sq footage, all base rents, additional rents, future rent payments, etc. Financial reporting is easy to access and is all in a single location. Online payments don't post to ledgers right away. You can't see who has paid from a standard AR report, you have to run a separate report when you need to see who receives the notice. It's annoying to say the least. I wish the reporting feature was a little more vast. The dashboard assists my property managers in knowing who is coming up for a lease renewal and helps me to know when I need to obtain a new certificate of insurance for a vendor. It also allows me to know how much in AR is out there and which properties I need to focus on collections for. The dashboard for the total AP & AR outstanding allows me to plan my cash flow. The main issue is Buildium is always updating. Most of the time it is wonderful but sometimes there is updates without notice and then we have to redue our process because of the update. Review collected by and hosted on G2.com.

Preferably I would like to have one person that you are able to speak to on the phone once you are handed over to the support team. It provides a central hub for all things management in which we didnt have before. It makes the running of the day to day business so much more efficient.
