HostAway’s onboarding specialist rushed the integration process and failed to inform me that I needed to upmark my prices for Airbnb by 15% to account for new fees. I was also misinformed that this adjustment wasn’t necessary for Airbnb. This cost me $1271.44 in financial losses over 3 bookings until I caught it. Their lack of transparency, unprofessional support, and mishandling of key issues was outrageous—such as importing two of my properties into the wrong VRBO account and deleting the original account—caused major disruptions including having to spend close to 20 hours over 3 days on the phone right before Christmas to try to fix it, to no avail. It’s still not resolved and had to recreate a brand new VRBO account for the customer I was a cohost for, losing all previous data for that property. Additionally, their failure to sync my calendar settings correctly during integration extended my availability from 9 months to 23 months, resulting in an unwanted booking, and they never informed me of this error until I got a new booking on the day after Christmas. then after i gave them my written 30 days notice I was told 9 days later that it wasn’t valid until I was fully disconnected. Which per y contract, I signed, it says only that I must give 30 days written notice. ALSO I WAS TOLD THEY DO NOT HAVE A LOCATION IN AUSTRALIA THEREFORE WE HAVE NO WAY TO ENFORCE AUSTRALIAN LAWS ON THEM. - READ THE TERMS CAREFULLY- THEY ARE NOT LIABLE FOR ANYTHING EXEPT GROSS NEGLEGENCE BUT IF THEY DO NOT HAVE AN OFFICE IN THE COUNTRY YOU OPERATE IN, YOU CAN DO NOTHING ABOUT IT. BE VERY CAREFUL!

Their gross negligence, conflicting information and failure to resolve problems caused financial losses, wasted time, and a huge amount of unnecessary stress. It was rife with extreme stress, frustration, and nothing but one problem after the next. The seniors blew me off leaving tech support scrambling to help me with no resolutions to anything that happened. There are a few bugs or items in it that I would like to see. I can't see what someone else in the system has on their schedule. For instance if another property manager is showing a unit, there is no main calendar to show everyone's schedule. Also, it's complicated to move one or two tenants out and others into a unit if there are a group of tenants in one property. I would also like to be able to send pictures from AppFolio. Being able to reach support promplty and checking with me to follow up on problem solving. This helps me to keep things moving with our tenants and maintenance department and address their needs quickly and properly. Marketing our properties works so smoothly so we can reach those that have housing needs and be able to keep units occupied for our owners. The only downside is I wish they offered a mobile app version to control and manage your account, but with so many features, its understandable why it's only accessible in a desktop version or from your phone browser, but hopefully they create an app to increase ease of use. I have yet to find a feature I am completely dissatisfied with in Entrata, but there are areas of improvement. On the affordable component, I think it would be great to be able to input more data attached to residents profiles that are HCV recipients. We should be able to see their case manager, PHA, and other snapshot information on their profiles. There should also be a way to mark HCV residents in reports. When you have market properties that accept limited vouchers, it is hard to not lose track of them. Entrata offers the largest amount of support for it's users, which greatly benefits companies that are scaling and growing. Our company is acquiring significant holdings and needs to a PMS that can grow with it and provide consistency fromt he start. That consistency and ease of use/learning curve are how we benefit most. There is a few things I dislike but mainly that the note box is too small, it can't be made lager either. And when entering emergency contacts only their phone number is showing and not their email- to view their email one have to go into the tenant and edit - then one can see the email. Intelligent, dynamic pricing. Predicting market trends ahead of the booking window and actioning strategy in time frames that will lead to visible financial success. Time saving- it used to be a project to set rates for the season and dynamic pricing was a pipe dream. Now, I have my levers set and setting/ adjusting pricing takes a fraction of the time which leads to instant strategy implementation by season. Adjusting on the fly and in real time allows me to not leave money on the table and ensure I have a healthy balance of occupancy and rate to exceed my owners expectations. I wish the reporting features had more customization to better fit each of my tenant's unique needs. One pays rent every two weeks whereas others pay once a month. It has many quirks that are more annoying than anything but not significant enough for me to stop using it. For example, if I click on accounting it will have a random filtered date I did not input so I have to clear the filter each time. Or if I click on a property to view an invoice I can't just click the back button because it will take me to the main screen again instead of just taking me back to what I was last seeing. We used to have to pay a property manager to effectively collect money in a secure and simple way (we live close enough to manage all other aspects), and that was not worth the money we paid for what we get. We love the interface - it's super easy to use. Review collected by and hosted on G2.com.

Online payments don't post to ledgers right away. You can't see who has paid from a standard AR report, you have to run a separate report when you need to see who receives the notice. It's annoying to say the least. I wish the reporting feature was a little more vast. The dashboard assists my property managers in knowing who is coming up for a lease renewal and helps me to know when I need to obtain a new certificate of insurance for a vendor. Like many software there some always going to be downsides. In the case of Property Matrix, it is web-based so if their server is down things can run a little slowly or no access at all. There’s not much to dislike. There have been a few instances of payments showing as being declined because of an error, but then a customer will call back later with evidence that the payment did go through.
